Buying a home with a pool? Find out what you're getting before you close. We inspect the pool's structure, liner, plumbing, and equipment, run everything that's supposed to run, and give you a clear report on what's in good shape, what needs attention, and what it would cost to fix.
What a pre-purchase pool inspection covers
The shell and liner or finish, coping and decking, tile line, and visible signs of settling or leaks. The plumbing: skimmers, returns, main drain covers, and valves, plus a check for pressure loss and suction-side air. The equipment pad: pump, filter, heater, chlorinator or salt system, and automation, including age, condition, and whether each component actually runs. We also note safety items such as fencing, gates, and cover condition, and we test the water, because chemistry that has been neglected often points to bigger problems.
What you get
A plain-English report you can use in negotiations: what is fine, what needs attention soon, and a realistic idea of repair or replacement cost. If the seller has already closed the pool for the season, we will tell you what can and cannot be verified while it is winterized.
